A driveway is priced by its square footage and thickness, removal of the old concrete, base prep and rebar, the finish and joint layout, and any permit and approach work at the street. Every job gets an itemized written estimate that lists each of those as its own line, so you can see where the cost goes.
Much of Dallas sits on expansive clay that swells when wet and shrinks when dry. That movement lifts and drops slabs unevenly, so they crack and heave. A prepared base, reinforcement and planned joints help a slab handle it, which is why we treat the base and the rebar as seriously as the finish.
Hairline cracks on a level slab are mostly cosmetic. Sections that have heaved, sunk or broken into trip hazards, or that send water toward the house, usually need to be removed and poured again. We measure, check the drainage and tell you which sections need replacing, and the estimate prices each one.
Yes, as part of the addition. The City of Dallas requires a permit before anyone enlarges or adds to a building, and the foundation is part of that work. The engineer's details set the slab, and the permit sets the inspections. In other cities, check with your city's building department.
Either it was poured without enough fall, or the clay under it has moved. A patio that sends water toward the foundation keeps the soil next to the house wet. The fix is usually removing the slab and pouring it again with the slope running away from the house. We check the drainage on the first visit.
