01 The challenge

2715 arrived as a tear-down candidate: a failing early-1900s clapboard cottage with a sagging porch, rotted siding, and a roof at the end of its life. The question wasn't whether it could be saved — it was whether it could be brought back to a clean, code-current, move-in-ready standard without losing the character that made it worth saving.

02 Our approach

We rebuilt from the structure out. Failed framing was re-set, the roof and siding were fully replaced, and the front porch was rebuilt with a new ADA-compliant ramp. Inside, a complete renovation — new flooring, paint, and finishes throughout — brought the home up to a modern standard while keeping its original footprint and proportions.

03 The outcome

What arrived as a candidate for demolition left our hands as a clean, modern, fully livable home — proof that disciplined renovation can beat the cost, waste, and timeline of a tear-down.

We've built three duplexes with Monarch now. They hit the budget, hit the schedule, and I never have to babysit the site. That's the whole reason I keep coming back.
